Roughly 400,000 service members receive PCS orders every year, and the overwhelming majority of those moves land between May and August. That means the next week is, for a lot of families, the very last window before orders expire and a new duty station becomes very real, very fast. Finding PCS housing in that window is a different problem than finding it in April, since everything close to base is already spoken for.
Why On-Base Waitlists Don't Care What Month It Is
On-base family housing waitlists at busy installations routinely run 6 to 12 months, and in some markets stretch past two years depending on rank, family size, and unit availability. A service member with orders dated for late August doesn't get to skip that line just because summer is ending.
That leaves two options: sit on a waitlist while living out of a hotel on TLE, or scramble into the private rental market in a town they've never lived in, sight unseen, with days to spare.

The 2026 Basic Allowance for Housing increase averaged around 4.2 percent nationally. That sounds like good news until you look at what's happening in base-adjacent rental markets, where rents in some areas are outpacing BAH by as much as 25 percent.
BAH is built to cover roughly 95 percent of local costs by design, and that gap widens in high-demand markets. It hits junior enlisted families hardest, since they have the least cushion to absorb the difference.
